Appraisals…What gives?!

Let me first preface this by saying in the Bay Area, waiving contingencies is normal and is very common in a competitive offer situation. We ALWAYS educate our buyers and encourage them to do what is right for them. Our clients comfort and safety comes first!

When we talk about the “big 3” for contingencies we are referring to Inspection, Loan (or finance), and appraisal. The first two are easier to waive depending on the situation and clients comfort level. The only other contingency that is ALWAYS a gamble is the appraisal. We never know what will happen at an appraisal and it largely depends on the appraiser you get. A low appraisal has only happened a handful of times, but it definitely does happen. However, more often than not when we do order a second appraisal it comes in at value…so what gives??

I guess it is something we will just never know
