I'm here today to give you a quick market update. We're nearing the end of October 2018, and a lot of you are asking what is happening in the market.
This week alone I've had a dozen phone calls, emails and text messages from other agents in the area both on the peninsula as well as in San Francisco asking if we have buyers for their properties. What does that mean exactly?
It means that we're quickly seeing a shift from a seller's market to a buyer’s market. For the last several years, sellers have had a wide selection of buyers, and it has been easy to stick a sign in the yard and get multiple offers. Now buyers are starting to feel the power a bit more, which is great heading into the holiday season.
Buyers Tip: The holidays are sometimes the best times to get a great deal. I'm always actively looking with clients for homes on the market during the holidays to see what kind of a great deal our buyers can get.
If you are a seller and hesitant to sell, why are you waiting? It's essential to note what is happening in the market with interest rates. If you're looking to sell your home and buy a different house, you're ultimately going to be paying a higher price for that next home you're purchasing because the interest rates are going to be rising. Even though you may not see the same amount of buyers and type of audience that you would like to see during a springtime market, selling your home during the holidays can be a smart way to keep your costs down. It is however imperative to work with a realtor who knows how to obtain multiple buyers and price your home accordingly to ensure that you still receive offers at the table during the holidays and in a market that is shifting.
