A home isn't worth whatever an online estimate says it is. Sorry to the algorithm. In San Mateo, value changes dramatically with the neighborhood, housing type, condition, and individual street.
What determines your home's value?
Start with recently closed comparable sales: similar property type, interior space, lot, condition, location, and sale date. Active listings show competition, not confirmed market value. Pending sales offer clues but their negotiated prices aren't public until closing.
What do market averages tell us?
An MLSListings September 2026 snapshot lists a citywide median single-family sale price around $2.175 million. That number is a useful reference, not a valuation of your Baywood home, Bay Meadows townhouse, or downtown condo. Always confirm the current reporting period and category.
A smarter valuation
Look at the last 60 to 90 days of sales where possible, assess upgrades and deferred maintenance honestly, then account for current competing inventory. If the home is unusual, widen the comparable search thoughtfully rather than forcing irrelevant sales into the analysis.
What this means for you
Every San Mateo property has its own competition, condition, and financial considerations. The right decision comes from evaluating real numbers and your priorities, not assuming that one headline works for everyone.

Why Two Similar Homes Can Be Worth Different Amounts
I don't give a formal pricing recommendation before I have toured a home. Two neighboring houses may have identical square footage and floor plans but command different prices because of light, condition, cosmetic finishes, functional flow, landscaping, inspections, and buyer response. My valuation work considers all of those variables together with closed, pending, and active comparable listings.
Olivia's Peninsula-Level Perspective
Valuation requires a property tour. I evaluate light, layout, landscaping, renovation quality, disclosures, closed comparables, pending activity, and today's listings. Two houses next door can deliver very different buyer experiences and values; an automated estimate rarely sees that distinction.
Why my value opinion starts inside the house
Two neighboring properties with nearly identical square footage can bring different results if one has thoughtful updates, strong natural light and an intuitive layout while the other needs major work. I use recent closed and pending comparables and current active competition, then assess the property in person. If selling is your goal, the pricing guide explains how I separate market value from a deliberate list-price strategy.
What I'd want you to understand before deciding
I would show you three groups of comparable properties: those that recently closed, homes now pending, and listings still competing for attention. Then we'd examine where your home has an advantage, whether that's light, an unusually functional floor plan, landscaping, location, or condition, and where buyers are likely to discount it. I also want you to see what our proposed launch price is trying to achieve. Sometimes it is a transparent expression of expected value. In other segments it is intentionally below our estimate to encourage broad interest. Neither approach is defensible without a close look at the actual inventory.
