How to Choose a Realtor to Sell Your San Mateo Home

Hiring a listing agent isn't choosing the person who promises the highest number while sitting at your kitchen island. That number is free. The consequences of getting the strategy wrong are not.

Ask for a real pricing analysis

A strong agent can show comparable closed sales, active competition, realistic adjustments, and a defensible listing strategy.

Examine the preparation and marketing plan

Ask who coordinates vendors, what photography and video will be produced, how buyer exposure is built, and what happens if early feedback is weak.

Understand communication and terms

Clarify who handles the work, frequency of updates, compensation terms, contract duration, marketing expenses, and what cancellation entails. Interview multiple qualified local professionals.

What this means for you

Every San Mateo property has its own competition, condition, and financial considerations. The right decision comes from evaluating real numbers and your priorities, not assuming that one headline works for everyone.

I’m Olivia McNally. For more than 13 years, I’ve helped Bay Area clients navigate important real estate decisions with thoughtful, candid guidance. What would you most like to understand about your San Mateo property or next move? Let's talk through the options.

What Makes My Listing Approach Different

I don't begin with a formal listing presentation and a number pulled from a few photos. First comes a phone conversation, then a personal property tour, then a full analysis and consultation. My boutique business has operational support, but I'm directly involved in critical pricing, property-preparation, marketing, and negotiation decisions. I've spent 13 years in real estate and closed more than $300 million in transactions. My construction, renovation, and investing background also shapes how I evaluate a home's potential and the financial impact of getting it market-ready.

Olivia's Peninsula-Level Perspective

After 13 years and more than $300 million in closed transactions, my most important rule is still to tell sellers what the evidence supports, not what might win me their listing. I won't offer a serious price recommendation before walking through the house.

The question that should change your interview

Don't just ask the agent what they'd list for. Ask how they arrived at that number, whether it represents likely market value or a strategic list price, and what happens if the response is weaker than expected. Our list of listing-agent interview questions is designed to make that conversation more substantive.

What I'd want you to understand before deciding

Ask whether the person pitching the listing will personally review your property and manage the critical decisions. Request a detailed explanation of the marketing calendar, photo and video plan, vendor coordination and communication cadence. A boutique operation with experienced support can work beautifully, but accountability should be unambiguous. You deserve to know who will be negotiating with buyers, reviewing terms and solving problems after acceptance, not merely who attends the initial meeting.
