When a seller asks whether inventory is low, I want to know: low compared with what, and how many homes would a buyer consider a real alternative to yours?
What inventory measures
Active listings show what buyers can choose from today. Months of inventory compares available homes with sales pace. New listings, pending activity, and withdrawn listings add context to the picture.
Why the micro-market matters
A renovated detached house in Baywood does not compete directly with every downtown condo. In a small segment, a handful of new listings can change the negotiation environment quickly.
A practical seller strategy
Review current competition weekly, position the property against the best alternatives, and adjust marketing based on actual showing and offer feedback. Scarcity may help, but it will not rescue unrealistic pricing indefinitely.
What this means for you
Every San Mateo property has its own competition, condition, and financial considerations. The right decision comes from evaluating real numbers and your priorities, not assuming that one headline works for everyone.

When Buyers Wait for a Particular Block
A surprising number of my clients are committed to remaining near their established Peninsula communities. In some neighborhoods turnover is low, so a new suitable listing can matter disproportionately. Sellers should study their true nearby competition rather than assume the citywide number tells the story.
Olivia's Peninsula-Level Perspective
I identify listings that buyers would genuinely consider alternatives to a client's home. A beautifully prepared detached property competes differently from a condo with substantial HOA dues. A handful of similar new listings can change the strategy.
The listings buyers will compare
If I'm preparing a three-bedroom house for market, I want to know which nearby three-bedroom homes are active, which went pending and which failed to attract attention. Those are the houses your buyer will be comparing in real time. The pricing guide shows how I use that competitive set to select a launch strategy.
What I'd want you to understand before deciding
When buyers see an overpriced listing linger, they can become skeptical and begin to wonder whether something is wrong with the property. That perception can be especially costly where the strongest attention arrives in the first marketing window. I would rather discuss an uncomfortable market-based price before launch than keep reducing it after the listing has lost momentum. My pricing example demonstrates how seriously I take that decision, while also showing that every property needs an individual approach.
