This market update is a dated snapshot, not a number that should live unchanged on a website for the next three years.
Latest available MLSListings snapshot
The MLSListings City of San Mateo page identifies a September 2026 data period and displays a headline market snapshot of approximately $2,175,000 median single-family sale price, 34 active listings, 44 recently sold properties, and seven median days on market. The page also contains category-level figures with different counts and periods, so these headline metrics should not be combined mechanically or treated as a reconciled quarterly aggregate.
What the numbers mean
Median days on market describes closed listings, not how long every current property will take to sell. Months of inventory estimates the supply relative to sales pace. Condo and townhome behavior can differ materially from detached homes.
How to use this update
For a publication-ready Q3 report, export July, August, and September closed sales from MLSListings using the same city boundary and property-type filters, then calculate the quarter's median, closed-sale count, sale-to-list ratio, and days on market. Clearly state extraction date. Until that is done, treat the September snapshot as context rather than a verified quarterly total.
What sellers should watch
Recent comparable sales and the condition of competing active properties matter more than the citywide headline. Contact me for an address-specific assessment.
What this means for you
Every San Mateo property has its own competition, condition, and financial considerations. The right decision comes from evaluating real numbers and your priorities, not assuming that one headline works for everyone.

Olivia's Peninsula-Level Perspective
MLSListings' September 2026 City of San Mateo figures report 44 detached closed sales, a $2,175,000 median price, seven median days on market and 0.9 months of inventory. Attached homes recorded 24 closings, 22 median days and 3.4 months of inventory. This is a monthly snapshot, not a recalculated quarterly result. The condo market is a different conversation
In the September 2026 MLSListings snapshot, detached homes had 0.9 months of inventory while attached homes had 3.4 months. That's a meaningful difference, but it doesn't tell us whether one particular property will attract an offer tomorrow. To translate the market update into a negotiation strategy, see the buyer's-versus-seller's-market analysis.
What I'd want you to understand before deciding
A monthly report should disclose the reporting window, source, city boundary, property category and count of closed sales. If one month contains more larger detached homes, comparing that median against the previous month without context can mislead. I'll also review months of inventory, days on market, price reductions and pending sales. These measures can disagree, and that's precisely why a homeowner deserves an explanation rather than a one-line declaration that the market is hot.
