If your version of the Peninsula dream involves hillside scenery, a little more breathing room, and a residential atmosphere, The Highlands may get your attention. But this is not a neighborhood to evaluate exclusively from a satellite map or a listing's view photograph.
Where Is The Highlands?
The Highlands is in the western hills of San Mateo, near the unincorporated Highlands-Baywood Park area. This is an important distinction: neighborhood names, postal addresses, municipal boundaries, and service providers don't always align. Confirm whether any particular home is within San Mateo city limits or an unincorporated county area before making assumptions about local services or regulations.
What Makes the Area Different?
Compared with downtown's connected street grid, The Highlands offers a more hillside-oriented residential environment. Terrain, road geometry, lot shape, and exposure can vary significantly by address. Views and green surroundings may be a draw, but the exact site determines how much you experience them.
Homes and Architecture
Housing often includes mid-century and later-era detached homes, although styles and remodel histories vary. The functional differences between houses can be significant: one property may have a straightforward floor plan, while another relies on multiple levels, steep outdoor paths, or a sloping lot.
A beautiful view is wonderful. A driveway you can comfortably use every day is also wonderful. Ideally, you don't have to choose.
Outdoor Living and Day-to-Day Errands
Residents looking at this area may value proximity to hillside recreation and the wider Peninsula's natural spaces. However, walking to shops, schools, or transit is not the same experience as living near downtown San Mateo. Test drive routes to groceries, work, and activities during the times you expect to use them.
What to Check When Buying a Hillside Home
Get clarity on drainage, grading, retaining walls, slopes, foundation conditions, tree management, insurance availability, and any site-specific geotechnical concerns. A general home inspection may not answer every question on a complex site. Review county or city jurisdiction, utility arrangements, disclosures, and permits for your actual parcel.
If wildfire risk or other hazard disclosures apply, review official property-specific information and coverage options. Avoid making assumptions based on a broad neighborhood description.
Schools and Services
Verify school enrollment boundaries, emergency services, and planning jurisdiction for the particular address. An unincorporated San Mateo County property can involve different agencies than a house within city limits.
The Highlands vs. Downtown San Mateo
The comparison isn't really about which is better. It is about different priorities: hillside surroundings and residential setting versus the ability to walk to restaurants and trains. Even within The Highlands, individual streets vary enough that a visit matters.
Is The Highlands Right for You?
It deserves attention if you're interested in detached homes and hillside character and are comfortable evaluating the trade-offs that come with terrain. It may be less appealing if your goal is to live car-light near shops and rail.
I'm Olivia McNally, and I love helping buyers look past the obvious selling points. Is a view worth more to you than a flat yard, or do you want the best balance of both?
Hillside due diligence is not optional
For a Highlands-area property, the site can be just as important as the floor plan. Before assuming a future addition is feasible, investigate slope, retaining walls, drainage, trees, access, utility connections, setbacks, and permitting authority. Some properties with San Mateo postal addresses fall under unincorporated county jurisdiction; confirm the legal parcel and responsible agency. The view should be the beginning of the conversation, not the end of the inspection.
The lot is part of the house
On a hillside property, the retaining walls, slope, drainage, access, trees, and utility connections matter just as much as the interior. I would not evaluate an expansion without appropriate technical review and confirmation of whether the parcel falls under city or county jurisdiction. If you want a contrast with less hillside-oriented living, the downtown guide shows a different set of priorities.
