If you ask which San Mateo neighborhood is the most expensive, I have an annoying Realtor answer: expensive according to which property type, which time period, and which measurement?
Areas buyers often associate with higher-end detached homes
San Mateo Park, Baywood, and Aragon frequently enter the conversation because of established architecture and attractive residential settings. Certain hillside addresses and distinctive larger properties can also command high prices.
How to rank them correctly
Use a consistent period of closed sales, report the median or average for comparable detached homes, and show transaction counts. A single estate sale can dramatically move a small neighborhood's average. Never present a fixed ranking without the underlying MLS data.
What luxury buyers should compare
Lot utility, architectural condition, privacy, landscaping, school-boundary verification, renovation quality, and commute matter more than prestige alone. The most expensive house isn't automatically the best purchase.
What this means for you
Every San Mateo property has its own competition, condition, and financial considerations. The right decision comes from evaluating real numbers and your priorities, not assuming that one headline works for everyone.

Olivia's Peninsula-Level Perspective
MLSListings reported a September 2026 median detached sale price of $3.5 million across ZIP 94402, based on just 13 closed sales. ZIP codes are not neighborhoods and small samples can shift sharply. Don't turn that into an unsupported neighborhood ranking. Source: https://www.mlslistings.com/browse-listings/san-mateo-county/san-mateo/94402/
Small samples can fool you
A couple of very large sales can move a neighborhood average enough to create a misleading ranking. I'd use comparable detached closings over a clearly defined period, disclose the sample size, and avoid claiming that one pocket is always the city's most expensive. The neighborhood guide describes the physical differences that can explain individual prices.
What I'd want you to understand before deciding
At the higher end of the San Mateo market, buyers are often evaluating the overall package: architecture, privacy, a useful and attractive lot, thoughtful improvements, and how easily the floor plan accommodates daily life. One impressive amenity does not cancel out major functional problems. If I were advising a seller, I would identify the likely competing properties and make sure the home's best qualities are visible in the marketing without overstating features the property does not possess.
